Eligibility Criteria for Akanksha theme application

 

* All serving State Govt. workers as outlined in province Service Rules, except those State Govt. employees who have their own housing theme resembling ‘Pratyasha’ for Policemen or similar housing schemes below Government of province explicit in Memorandum No. FD-647 dated twenty-ninth August 2014of the Finance Department of Govt. of West Bengal might apply for brand spanking new city Project under ‘AKANKSHA HOUSING theme (AHS)’.

Documents necessary for Akanksha theme in West Bengal

HOUSING DEPARTMENT AND CHECK

Once the completion of construction of the project, the Housing Department shall, as sole owner, submit the project property comprising the land, the building and the common areas and facilities to the provisions of the province flat possession Act, 1972 by submitting type ‘A’ to the Competent Authority appointed below the aforementioned Act of 1972.

 

The Housing Department shall get the accepted type ‘A’ registered below the Registration Act, 1908.

The Housing Department shall pass the possession of the Common Areas& Facilities to the non-appointive Board of Managers ideally among 3 months from the date of the meeting explicit herein higher than for maintenance and management of the same, however, possession of the Common Areas and Facilities shall stay with all the flat house owners jointly.

 

The Housing Department shall maintain the common spaces and facilities until the hand-over of constant to the allottees /Association and for such maintenance, the Housing Department shall levy a charge at the speed that shall be notified later on. Liabilities concerning the maintenance of common area & facilities of the project shall, once the expiration of the period, be reinvigorated upon the aforementioned flat house owners Association and not upon the Housing department.

 

From the date of seizing of possession of common areas and facilities, the Association of the flat house owners can maintain and manage the common areas and facilities. Balance of funds, if any, of charges levied for such maintenance, shall be two-handed over by the Housing Department to the Board of Managers of the flat house owners association.

 

Method OF ALLOTMENT

 

* The flat shall be assigned amongst the candidates solely on the idea of a clear lottery. No prayer for an amendment of allotted flat shall be entertained. Department doesn't offer any assurance to supply automobile car parking zone to every and each allottee, however, the automobile car parking zone therefore obtainable are distributed among the allottees by holding a separate lottery at a separate cost to be therefore restored by the Department. the value of such automobile car parking zone shall be paid at a time among Thirty days from the date of such lottery of automobile parking space.

 

* If the quantity of applications exceeds the number of obtainable flats or automobile parking spaces, a roster of the candidates who categorical their temperament within the form to stay in the list are ready through constant lottery. the number of applicants on the waiting list shall be10% of the entire number of flats obtainable for lottery rounded off to the closest whole number.
